Zoning
Zoning is used to prevent new development from interfering with existing residents or businesses and to preserve the “character” of a community. All of the land in the City of Big Timber is zoned and subject to land development regulations. This area includes land from the west interstate junction to the Boulder River bridge crossing and extends to the railroad tracks going north.
The Planning Office is responsible for administering and enforcing the City of Big Timber Zoning Ordinance. The Zoning Regulations outline the requirements associated with each district and define the designated zoning districts. A permit is required when a building, structure or land will be used or occupied, and no building, structure or part thereof shall be erected, constructed, reconstructed, moved or structurally altered unless it is in conformance with all of the regulations for the district in which it is located. An internal remodeling project does not require a Land Use Permit. Completed applications are to be mailed or delivered to the Planning Office located at 515 Hooper Street.
